{"id":342,"date":"2016-04-27T11:36:33","date_gmt":"2016-04-27T15:36:33","guid":{"rendered":"https:\/\/www.amezz.com\/blog\/?p=342"},"modified":"2016-04-27T11:36:33","modified_gmt":"2016-04-27T15:36:33","slug":"replace_stairs","status":"publish","type":"post","link":"https:\/\/www.amezz.com\/blog\/replace_stairs\/","title":{"rendered":"Replace stairs in tight fit locations and meet code"},"content":{"rendered":"<p>Many locations have old stairs that need to fixed or replaced due to age, damage etc. Generally speaking regardless of the code in place when the original stair was made, you will need to update your stair to the current building code (IBC) when you replace stairs.<\/p>\n<div id=\"attachment_343\" style=\"width: 310px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.amezz.com\/blog\/wp-content\/uploads\/2016\/04\/DSC01407.gif\" rel=\"attachment wp-att-343\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-343\" class=\"wp-image-343 size-medium\" src=\"https:\/\/www.amezz.com\/blog\/wp-content\/uploads\/2016\/04\/DSC01407-300x200.gif\" alt=\"OSHA staircase, replace stairs\" width=\"300\" height=\"200\" \/><\/a><p id=\"caption-attachment-343\" class=\"wp-caption-text\">Stair meeting OSHA standards<\/p><\/div>\n<p><strong>3404.1 General.<\/strong>\u00a0Except as provided by\u00a0Section 3401.4\u00a0or this section, alterations to any building or structure shall comply with the requirements of the code for new construction. Alterations shall be such that the existing building or structure is no less complying with the provisions of this code than the existing building or structure was prior to the\u00a0<em>alteration<\/em>.<\/p>\n<p>This becomes an issue when stairs are installed in tight locations under codes that vary greatly from today\u2019s current International Building Code (IBC) variants.<\/p>\n<p>Imagine having a 12\u2019 high stair in place with a riser height of 9\u201d and a tread depth of 9\u201d. This stair would have (16) treads, 9\u201ddeep for a total run of 11\u20193\u201d.<\/p>\n<p>If the replacement stairs would be required to meet IBC code (adopted by all of the states) they would now need to have (20) treads, 11\u201d deep for a total run of 18\u20194\u201d. The IBC stairs would extend 7\u20191\u201d further than the originally installed stairs.<\/p>\n<p>The increased run and decreased slope can wreak havoc on your facilities if the original stairs stopped right before a hallway (new stairs would extend well into the hallway) or if the stairs are enclosed (new slope would cause head clearance issues with existing structure).<\/p>\n<p>If the above situation applies to you don\u2019t sweat it. The above referenced IBC code section does have an exception that may help<\/p>\n<p><strong>Exceptions:<\/strong><\/p>\n<ol>\n<li>An existing\u00a0<em>stairway\u00a0<\/em>shall not be required to comply with the requirements of\u00a0Section 1009 where the existing space and construction does not allow a reduction in pitch or slope.<\/li>\n<li>Handrails otherwise required to comply with\u00a0Section 1009.12 shall not be required to comply with the requirements of\u00a0Section 1012.6 regarding full extension of the handrails where such extensions would be hazardous due to plan configuration.<\/li>\n<\/ol>\n<p>&nbsp;<\/p>\n<p>Why the exemption for stairs (and possibly ramps, though not specifically called out)? The thinking behind the exemption is that without it, stairs that need to be replaced and are not safe will be neglected and not maintained due to the inability to bring them up to current codes.
